There is no wired internet on the island. Most guests hotspot wifi from their cellular provider. We can provide a Verizon Jetpack, but data fees apply. No streaming capabilities.

Cancellation policy:

If you wish to cancel your reservation you must notify us in writing. If we receive your written request at least 60 days before your arrival date, we will refund your payment in full. If notified at least 30 days prior to your arrival, we will refund 50% of any monies paid.  Cancellations within 30 days of your arrival date are not eligible for refunds.  Requests to reschedule reservation dates are subject to a $200 rescheduling fee and owner approval. 

In the event of a catastrophic systems failure once you arrive that prevents the property from being occupied, a refund amount will be calculated based on occupancy. Neither the property owner nor the rental manager will provide compensation, issue refunds or provide an alternative rental property because of dissatisfaction with the property, because some equipment, appliances or utilities in the property are not working to your satisfaction, because of noise on or around the property or because of inclement weather. Your comfort and satisfaction are important and we will make every effort to address the situation; however, no refunds or rebates can be guaranteed. 

Neither the property owner nor the rental manager are responsible for any inability to occupy the premises due to acts of God, including but not limited to hurricane, windstorm, flood, or red tide. No refunds are issued for early departure or unused days. We strongly recommend that you consider purchasing trip insurance to deal with any unforeseen circumstances that arise.  Please note that normal trip insurance may not cover weather-related cancellations including hurricanes or tropical storms, or naturally occurring events like red tide.   For this concern, you would need a policy that allows you to “cancel for any reason”.  More information is provided once you book.

BOOKING DETAILS:

Please note that your rental does not include parking at the marina on the mainland or water taxi transportation expenses.

You should make your water taxi reservation AT LEAST a week in advance for arrival on busy days.  Mid-week trips back to the mainland can usually be arranged a day in advance.

Pet fees ($100 per pet) are assessed at all pet friendly homes.  Pet fees will be waived if your pet is an accredited service animal but you must provide proof of such accreditation.  We must be notified in advance if you bring a pet.

All our rentals include access to a dock slip; however most docks are community docks and dock space is usually first-come, first serve.  Boats in excess of 24 ft. are not allowed at some docks so if you plan to bring your own boat or rent a boat, you must notify us so that we can advise you of any dockage restrictions.

Final balance is due 45 days prior to arrival.
